Program Free Biaya KPR dari Developer, Benarkah Menguntungkan Pembeli?

Banyak developer yang menawarkan program bebas biaya KPR pada pembeli, apakah hanya gimmick marketing atau memang menguntungkan pembeli?
Saat membeli sebuah rumah menggunakan skema kredit, ada sejumlah biaya yang harus dipersiapkan selain DP rumah dan cicilan bulanannya itu sendiri.
Biaya tersebut adalah pembayaran KPR, yang terdiri dari sejumlah komponen biaya seperti biaya provisi KPR, notaris, administrasi bank, dan lainnya.
Lebih lengkapnya, berikut penjelasan mengenai biaya KPR yang harus dipersiapkan sebelum mengajukan kredit.
Biaya KPR yang Harus Dipersiapkan Sebelum Mengajukan Kredit
1. Biaya Akta Notaris
Jasa notaris dibutuhkan untuk membuat AJB, PPJB, dan dokumen legal lainnya.
Biaya notaris biasanya tergantung pada seberapa banyak dokumen yang harus diurus serta harga yang ditentukan oleh notaris itu sendiri.
2. Biaya BPHTB dan Pajak
Biaya satu ini akan merogoh kocek agak dalam karena ada sejumlah bea dan/atau pajak yang harus dibayarkan.
Ketiganya yaitu Bea Perolehan Hak atas Tanah dan Bangunan (BPHTB), Pajak Pertambahan Nilai (PPN), dan Pajak Penjualan Barang Mewah (PPnBM).
BPHTB adalah pajak jual beli yang dibebankan kepada pembeli, besarannya 5% dari nilai transaksi kemudian jumlahnya dikurangi nilai perolehan objek pajak tidak kena pajak (NPOPTKP).
NPOPTKP juga memiliki nilai yang berbeda sesuai dengan kebijakan pemerintah daerah setempat.
Lalu, PPN merupakan pajak yang dibebankan kepada pembeli untuk primary property (properti baru), besarannya adalah 10% dari harga rumah.
3. Asuransi Properti
Jika kamu membeli rumah secara KPR, misalnya KPR Bukit Podomoro Jakarta, terdapat beberapa biaya asuransi yang harus dibayar.
Asuransi tersebut antara lain asuransi jiwa dan asuransi kebakaran.
Asuransi jiwa berfungsi untuk memberikan jaminan bantuan jika terjadi hal yang tidak terduga.
Dalam kondisi nasabah KPR meninggal dunia, tim KPR nantinya akan membantu ahli waris untuk melunasi sisa cicilan KPR.
Sementara asuransi kebakaran berfungsi untuk meminimalisir kerugian antara debitur dan pihak bank, sebab bencana seperti ini bisa saja terjadi tanpa diduga-duga.

4. Biaya Appraisal
Biaya appraisal akan muncul ketika terdapat proses pengecekan dan validasi dokumen KPR dan rumah yang hendak dibeli.
Pada umumnya, biaya ini berkisar antara Rp350.000 hingga Rp1.000.000.
5. Biaya Provisi
Biaya provisi merupakan biaya administrasi yang harus diberikan oleh pembeli rumah, ketika pengajuan pinjaman disetujui oleh pihak bank.
Besaran biaya provisi yang dikenakan tiap bank akan berbeda-beda.
Namun umumnya, biaya yang dikenakan bank sebesar 1% dari total pinjaman yang disetujui.
Biaya provisi harus dilunasi sebelum akad kredit KPR dilakukan.

Apabila developer membebaskan biaya KPR, artinya calon pembeli mendapatkan keringanan di awal pembelian rumah.
Kamu hanya perlu mempersiapkan DP rumah dan dana untuk membayar cicilan per bulannya.
Walaupun pada sejumlah kasus, developer memang memasukkan biaya-biaya tersebut ke dalam harga rumah.
Meskipun demikian, tentu pembeli tetap diuntungkan mengingat biaya yang ditanggung tidak perlu dibayar di awal.
