Biaya Jual Beli Apartemen Second yang Ditanggung oleh Pembeli

1. Bea Perolehan Hak Atas Tanah dan Bangunan (BPHTB)
Besar BPHTB tersebut adalah 5 persen dari harga beli apartemen yang dikurangi NJOPTKP/NPTKP.
NJOPTKP adalah Nilai Jual Objek Pajak Tidak Kena Pajak, sedangkan NPTKP adalah Nilai Perolehan Tidak Kena Pajak.
Untuk informasi, besar NJOPTKP di setiap daerah berbeda-beda.
2. Pajak Pertambahan Nilai (PPN)
Pembeli juga harus membayar biaya atau pajak lainnya yaitu PPN, besarnya 10 persen.
Nilai properti yang terkena PPN ini yang nilainya di atas Rp300 juta, sedangkan harga di bawah angka tersebut tidak dikenakan PPN.
3. Pajak Penjualan Atas Barang Mewah (PPnBM)
Pembeli juga harus membayar pajak atau biaya jual beli berupa Pajak Penjualan Atas Barang Mewah (PPnBM).
Ingat, pajak ini untuk bangunan dengan luas di atas 150 meter persegi yang nilainya 20 persen dari harga jual atau di atas Rp5 miliar sesuai peraturan terbaru.
Pajak tersebut hanya berlaku kalau pembeli membeli dari perusahaan pengembang, tidak berlaku untuk transaksi perorangan.

4. Biaya Cek Sertifikat
Selanjutnya, pembeli juga harus membayar biaya ini yang besarannya bervariasi tergantung tiap-tiap wilayah.
Tujuan daricek sertifikat agar pembeli bisa mengetahui status sertifikat apartemen.
Hal ini supaya mencegah adanya sertifikat ganda, sertifikat sitaan bank, dalam status sengketa, dan lainnya.
5. Akta Jual Beli (AJB)
Pembeli juga menanggung biaya jual beli apartemen berupa AJB ini, besarnya sekitar 1 persen dari harga jual properti.
Namun, sebelum melakukan AJB, penjual dan pembeli melakukan sejumlah tahapan seperti memeriksa sertifikat ke Kantor Pertanahan setempat.
Nantinya, pembeli diharuskan untuk membayar PBB (Pajak Bumi dan Bangunan), melunasi PPh, dan membayar BPHTB.
6. Bea Balik Nama (BBN)
Biaya jual beli apartemen second lainnya adalah BBN, tahapan ini bersamaan dengan AJB oleh notaris/PPAT (Pejabat Pembuat Akta Tanah).
Untuk biaya pembuatan BBN ini adalah (1/1.000 X NJOP) + Rp50 ribu.
Hanya saja, besar NJOP setiap daerah pastinya berbeda-beda.
7. Biaya Notaris/PPAT (Pejabat Pembuat Akta Tanah)
